As per Noida Master Plan 2021, Sector 135, 136 and 137 come under the Residential Special Development Area as per the Noida Master Plan 2021 and these sectors are being developed by the Noida Authority and the Private Builders as well, Sector 142 will be the Institutional area, Sector 143 is being developed as the commercial place for Whole Sale and the Sector 143-A will be developed as the new Special Economic Zone.
2. Sectors around Nehru Place Extension (NPX), Sector 153
NPX is surrounded by Sector 147, 148, 149, 150, 151, 152, 154, 155, 156, 157, 158, 159 and 160.
As per Noida Master Plan 2021, Sector 149, 150, 152, 154 and 159 are being developed as Special Development Zone. SDZ would be divided into three segments, one each for an information technology, bio-technology and a medical super-specialty zone. For the IT zone itself, an area of 300 acres has been earmarked with a similar landscape reserved for medical institutions-cum-super-specialty hospitals. The biotech zone gets a slice of 150 acres similarly. At least three sectors encompassing another landscape of 300 acres will be classified as hi-tech residential areas. Sector 147, 155, 156 and 157 will be developed as Special Economic Zone. In Sector 160, Inland Container Depot/Steel Cement Yard will be developed.
3. Sectors around Matrix Tower, Sector 132
Matrix Tower is surrounded by Sector 91, 92, 93, 93A, 93B, 105, 108, 128, 130, 133 and 134.
As per Noida Authority Master Plan 2031, Sector 92, 93, 93A, 93B, 130, 133 and 134 will be developed as Medium Residential Area, Sector 105 and 108 will be developed as the medium residential area and commercial area but the majority of land will be used for the residential purpose and Sector 128 will be used for the commercial purpose and some of its land will be used to establish Electric Sub Station.
